Description

This master plan is intended to be the first in many steps toward a rebirth of downtown Suitland. The competition for this largely-vacant site did not include an opportunity for community input, which led Wiencek + Associates Architects + Planners to design not one, but three full concepts. Our goal was not to simply tell the community our vision, but to work with them, to solicit their input, and to arrive at the best possible solution for the site.

The three concepts differed in density and housing type, but had many catalyzing features in common: office buildings, civic space, active streetscapes and gathering areas, and a retail corridor that connected to the existing retail on Suitland Road, and created a gateway into the site.

The residential units, depending on the concept, range from single family Carriage Homes to Townhomes, City Homes, Court Condos, High-rise Condos, and finally Lifestyle Condos. A hotel in each urban design concept would provide the amenities that would be available to the Lifestyle Condo residents.
