Description

More than just a building renovation, this transformation of a vacant, vandalized hulk that defined a deteriorating neighborhood became a catalyst for stabilizing and improving the entire community. The concept blended senior and family housing under one roof in order to benefit and uplift both communities.

Wiencek + Associates Architects + Planners preserved the existing masonry façade and concrete structure, enclosed the existing balconies, and removed nearly all interior partitions to completely reprogram the building. An energetic color palette further emphasized the materiality of the façade to engage the public and reduce the perception of scale for pedestrian comfort. Each floor featured lounge/fitness areas, and the lower levels included a salon, sundries shop, computer lab, youth program space, dining/meeting rooms, and a theater. Sustainable features including dual flush toilets, improved insulation, and individually controlled HVAC systems were incorporated along with universal design features establishing a healthy, enduring community.

The Overlook was reborn as an icon for quality design and a bastion of pride and safety in its community.
